SOMERS POINT, N.J. — A property that has sat undeveloped along one of Somers Point's major gateways for years could become a five-story mixed-use development containing retail space and 70 condominiums.
Councilman Sean McGuigan discussed the proposal this week during an appearance on Off The Press with Scott Cronick on WOND, calling the plan for 19 MacArthur Boulevard “a very attractive project.”
“There was a presentation made at our last council meeting that a gentleman wants to develop the property on MacArthur Boulevard into condominiums and some retail there,” McGuigan said.
But he cautioned that the proposal remains under review.
Developer Dan Metzler, through MacArthur Acquisitions, has proposed a mixed-use building containing 70 condominiums on four residential floors above ground-floor retail space.
Plans presented to the city call for two- and three-bedroom units and amenities including a pool deck, cabanas, outdoor kitchens, fitness center and function space.
Parking would be provided on site.
A property with a long history of proposals
The site is notable partly because of how long it has remained undeveloped.
Past concepts for the property have included a marine-supply business, hotels and a religious facility.
In 2021, Coastal Christian proposed building a church inside a community center connected to a destination hotel, but that project never came to fruition. The property had also previously been contaminated before undergoing remediation.
Attorney Michael Lario, representing the current applicant, told City Council that the property has been vacant for years and occupies a prominent location along a major Somers Point thoroughfare.
Council President Kirk Gerety said during the presentation that the site appeared suited to redevelopment.
The proposal is not yet a final approval.
Part of larger development picture
The MacArthur Boulevard proposal came up as Cronick questioned McGuigan about the amount of development taking place throughout Somers Point.
McGuigan said there are “a bunch of different condominiums being considered,” although he stressed that some remain far from approval.
He also invited residents to contact him with their opinions.
“Anybody listening to me, if you have any input, feel free to tell me,” McGuigan said. “I'm always interested to hear what people have to say or what they would like to see in their community.”
Cronick noted rising home prices and asked whether Somers Point was becoming “the next Margate.”
McGuigan rejected the comparison.
“We're the first Somers Point,” he said. “Let's put it that way. Somers Point is a unique community.”
“We are one of the few communities that have bayfront,” McGuigan continued. “We're taking advantage of that.”
The MacArthur Boulevard proposal is one of several significant residential projects now being discussed in the city, including another proposal for 100 housing units on Bay Avenue.
