ATLANTIC CITY, N.J. — Atlantic City's residential real estate market is reaching new heights as a waterfront development in the city's Snug Harbor neighborhood introduces homes priced above $1 million.
Zoubek Properties has completed the second phase of its Snug Harbor Homes development along North Connecticut Avenue, adding two luxury waterfront properties with private boat docks and panoramic bay views.
The newly completed homes at 618 and 620 N. Connecticut Ave. are listed at $1,095,000 each, according to developer Brian Zoubek, president and CEO of Zoubek Properties.
One of the two homes is already under contract, the developer announced, signaling buyer interest in high-end waterfront living in a city traditionally associated more closely with casinos and tourism than luxury residential development.
The asking price represents a new milestone for the Snug Harbor project, which has already seen several newly constructed waterfront homes sell for prices approaching $1 million.
From $875,000 to More Than $1 Million
Zoubek Properties announced that the first phase of Snug Harbor Homes has sold out, with the developer reporting sales prices reaching $875,000.
Public real estate records also show that a newly constructed waterfront home at 602 N. Connecticut Ave. sold for $949,900 in January 2026.
Another property at 558 N. Connecticut Ave. sold for $949,000 earlier that month.
Those transactions illustrate the rising prices being achieved by new waterfront construction in the neighborhood.
The two newly completed Phase II homes are now being marketed at $1,095,000, with the developer reporting that one has already attracted a buyer.
Although the company describes the development as setting Atlantic City real estate records, a comprehensive review of historical single-family home sales would be needed to establish whether the transactions represent all-time citywide records.
The $1.095 million figure is also an asking price, rather than a completed sale price. The final transaction amount for the home under contract has not been publicly established.
Luxury Living Along Atlantic City's Waterfront
The Snug Harbor development is located along North Connecticut Avenue, overlooking Atlantic City's back bays.
The newly constructed home at 618 N. Connecticut Ave. features four bedrooms, three full bathrooms and one half bathroom, according to its real estate listing.
The three-level residence includes an elevator, a gourmet kitchen, a private primary suite, waterfront balconies and a two-car garage.
Outdoor amenities include a waterfront deck, private dock and direct water access.
The property also offers panoramic views of the bay and surrounding islands.
The home was listed for sale Sept. 12 and is being marketed with a five-year tax abatement.
The development is designed to attract buyers seeking waterfront living with private boating access while remaining close to Atlantic City's beaches, restaurants, casinos and entertainment venues.
A Different Side of Atlantic City's Real Estate Market
For decades, Atlantic City's economy and development activity have been closely associated with its casino industry, Boardwalk hotels and tourism-related businesses.
The Snug Harbor project reflects a different approach, emphasizing residential investment and the city's potential as a year-round waterfront community.
Zoubek Properties is positioning the development as an alternative to higher-priced waterfront communities elsewhere along the Jersey Shore.
The company points to markets such as Avalon, Stone Harbor and Ocean City, where luxury bayfront properties can command substantially higher prices.
However, home prices vary considerably by location, property size, waterfront access and other factors, making direct comparisons between the communities difficult.
While Snug Harbor's new homes are being marketed above $1 million, they offer buyers an opportunity to purchase newly constructed waterfront properties with private docks in Atlantic City.
The development also brings additional residential investment to a neighborhood located away from the city's main casino and Boardwalk corridors.
Developer Also Investing in Atlantic City's Orange Loop
Snug Harbor is not Zoubek's only residential development in Atlantic City.
The former Duke University basketball player, who was a member of the Blue Devils' 2010 national championship team, is also developing The Residences at Orange Loop along South Kentucky Avenue.
That project features luxury townhomes near the city's beaches, restaurants and entertainment district.
The development includes three-bedroom residences with rooftop decks, ocean views and three-car garages.
Together, the Orange Loop and Snug Harbor projects represent Zoubek Properties' efforts to expand Atlantic City's high-end residential market in both its downtown and waterfront neighborhoods.
What Comes Next for Snug Harbor?
With the first phase sold out and the second phase now complete, Zoubek Properties is moving forward with marketing its newest waterfront homes.
The developer's announcement that one of the two $1.095 million properties is already under contract provides an early indication of demand at the development's new price point.
The final sale price will not be established until the transaction closes.
For Atlantic City, the project represents another example of private residential investment beyond the casino industry, with new construction attracting buyers interested in the city's waterfront neighborhoods.
