GALLOWAY TWP - A timeshare property in Galloway Township will go under the gavel this fall as Atlantic County Sheriff Joseph A. O'Donoghue prepares to auction the unit following a condominium association lawsuit.

The property in question—Timeshare Estate No. 09, Unit 1534, located at 555 Fairway Lane in Galloway Township—is scheduled for public sale on Thursday, October 1, 2026. Bidding will commence at 12:00 p.m. prevailing time and continue through 5:00 p.m. that afternoon. Those interested in participating should plan to attend the auction at the courthouse facility in Mays Landing.

The foreclosure action was initiated by Fairway Villas at Seaview Condominium Association, Inc. against defendants Claudia Quintana Noboa and Francisco Ycaza Hidalgo. Court records identify the matter as Sheriff's Sale No. 26000968, filed under Docket No. F-10637-25 in Superior Court of New Jersey.

According to county records, the judgment amount stands at $4,341.45, though the total sum due at execution has climbed to approximately $7,889.53. That figure does not include additional interest, costs, printers' fees, and the Sheriff's fees and commission that will be added to the final tally.

The timeshare unit is officially designated as Lot No. 5, Block No. 1064.03, Qual: C1534 on municipal tax maps. The property sits near East Fairway Lane, though the Sheriff's Office notes the current occupancy status remains unknown.

What Prospective Bidders Should Know

Anyone considering placing a bid should understand that the property comes with potential encumbrances. The timeshare will be sold subject to any outstanding taxes, municipal liens, or other charges that may exist. Additionally, any taxes, charges, liens, insurance premiums, or advances the plaintiff made before the auction date will remain attached to the property.

County officials emphasize that the street address provided serves merely as a convenience for bidders and should not be considered a guarantee of accuracy by the Sheriff's Office. If the auction generates proceeds beyond what's needed to satisfy the mortgage debt and associated expenses, those surplus funds will be placed into the Superior Court Trust Fund. Anyone believing they have a rightful claim to a portion of those excess funds may file a motion under Court Rules 4:64-3 and 4:57-2, detailing the nature and scope of their claim.
