SOMERS POINT, N.J. — A long-planned affordable-housing component of the major redevelopment taking shape near Bay and Maryland avenues in Somers Point has been built, and the process of finding residents is beginning, according to a city councilman.
Councilman Sean McGuigan provided the update during an appearance on Off The Press with Scott Cronick on WOND.
“That affordable housing is built,” McGuigan said.
Asked whether residents had moved into the units, McGuigan responded, “No,” before adding that “they're starting to take applications.”
The affordable component is known as Salt Creek and is part of the larger redevelopment underway near the Somers Point waterfront.
Previous plans call for nine affordable units in two multifamily buildings. Earlier reporting said the units were expected to be completed in 2026.
The development also includes Salt House, a separate market-rate residential project from Scarborough Properties.
Salt House consists of 24 single-family homes near Bay and Maryland avenues. The developer currently advertises the homes starting at $1.269 million, with four bedrooms, 3½ bathrooms and about 2,200 square feet of living space.
Affordable units were part of redevelopment agreement
The nine Salt Creek units have been planned for some time.
During a city presentation last October, the developer said construction was advancing and that the units would eventually be publicly advertised as part of the qualification process. At that time, completion was anticipated around March 2026.
McGuigan's comments now indicate the construction phase has been completed and the process is moving toward occupancy.
He also praised the project during the WOND interview.
“They're very nice,” McGuigan said as Cronick noted the waterfront location.
The Salt Creek units are a comparatively small component of a much larger wave of housing investment taking place around Somers Point.
McGuigan said developers continue to express interest in building in the city, while acknowledging the challenge of balancing market-rate and second-home development with housing for permanent residents.
“Our school population is down, so a lot of people want to see more families and give you a bit more community,” McGuigan said.
He acknowledged that additional families also increase demand on the school system, saying the city has to find “a nice balance.”
McGuigan also said Somers Point's demographics are changing and that the city is seeing more second-home buyers.
South Jersey NewsBeat was unable to locate a current official online application containing the income limits, rents or application deadline for the Salt Creek units. Prospective applicants should therefore confirm eligibility and application procedures through the project's designated affordable-housing administrator rather than relying on unofficial listings.
The important new development, however, is that McGuigan says the housing itself is finished and the application process is beginning.
