Atlantic City is seeing a significant investment in affordable housing as WinnCos. launches a comprehensive $33 million renovation of Garden Court Apartments in Atlantic City. The transformation of this 177-unit property marks a long-term commitment to providing quality housing for working families in our area.
WinnCos., a regional affordable housing owner-operator, acquired the 20-building complex in February alongside Gateway Community Action Partnership, a New Jersey-based nonprofit organization. The property includes 135 one-bedroom units and 42 two-bedroom apartments that will undergo extensive improvements over the coming months.
The renovation project will touch every aspect of residents' living experience. All apartments will receive upgraded kitchens, bathrooms, and flooring, while the buildings themselves will get new windows, siding, balconies, and roofs. Energy efficiency is a priority, with new HVAC systems and electrical panels being installed throughout the community. Enhanced security features will also be added to improve resident safety.
Common areas and amenity spaces across the property will be upgraded as well, creating improved gathering places for the community. The project is scheduled for completion next fall.
What makes this renovation particularly significant for Atlantic City is its long-term affordability commitment. The rehabilitation is being financed in part through new Low-Income Housing Tax Credits, which will convert the rent-controlled community into deed-restricted affordable housing. Under this structure, units will be reserved for households earning 80 percent or less of the area median income for the next 45 years.
